Stage 1: Initial Consultation and Costing
First of all we’ll have a quick chat about your particular circumstances so we can give you a fair price. If there’s just one boiler we’ll charge our set price of £75. If there’s more than one boiler we’ll work something out. Often it makes sense to carry out a boiler service at the same time as carrying out a safety report as most if not all insurers require evidence of both. Please note that we charge just £110 for a safety report and service carried out together – a saving of £30 on the normal price.

What are my legal obligations as a landlord when it comes to gas fittings?
All of your gas fittings (e.g. appliances, pipework and flues) should be serviced yearly (in regulation with the manufacturers instructions) by a GasSafe registered engineer like ourselves. You’re not responsible for the upkeep of any gas appliances that have been fitted by your tenants, but you are are liable for the pipes that supply them. This responsibility extends to owners or managers of any dwelling that’s rented out for any purpose, be it on a short-term or long-term basis. While it’s not a legal requirement, we’d also recommend briefing your tenants on how to close off your gas and water supply in the event of an emergency.
What are my legal obligations as a letting agent when it comes to gas fittings?
Your responsibilities depend on the contract you have with the landlord. But whether gas safety falls within the remit of the landlord or yourself, you are advised to make this as clear as possible in the contract. With gas issues (and any issues relating to tenant safety for that matter) we advise that you reiterate any contractual points verbally to the landlord.
What will my landlord's gas safety inspection involve?
Our inspection will ensure that all appliances are functioning correctly and that no carbon monoxide is leaking. We’ll make sure that whatever safety mechanisms you have in place are operating as desired and that all ventilation paths are unobstructed. And we’ll check that dangerous gases are being dealt with safely.
How do I know if a visiting gas engineer is qualified?
The Gas Safe Register has replaced CORGI as the government backed registration scheme for gas engineers, with membership attained via stringent tests. You can verify a gas engineers membership by checking their unique membership number or business name on the Gas Safe website.
What happens if my property fails the gas safety audit?
While most properties we inspect pass the gas safety inspection without any problems, some, of course, don’t. In which case we will be legally obliged to make the property safe, which will mean either capping the gas supply or disconnecting the faulty appliance/s. In such an instance we’ll advise you as to what remedial work needs to be carried out.
What does the abbreviation NCS mean on my report?
You might see ‘NCS’ written on your landlords’ gas safety report. This is an abbreviation of ‘Not to Current Standards’, meaning the gas fitting in question doesn’t adhere to current guidelines. While an NCS doesn’t constitute an overall failure, it will often be followed by a note regarding action that should ideally be taken to rectify the situation.
How long will the landlords' gas safety inspection take?
Your landlords’ gas safety inspection usually takes about half an hour to complete, although it may take longer if the property is large with more than one boiler.
Is it worth installing a carbon monoxide alarm?
Although they’re not a prerequisite to passing your landlords’ gas safety inspection, we’d highly recommend installing a carbon monoxide detector in any property with one or more fuel-burning appliance/heater, an attached garage, or a fireplace of any kind. Carbon monoxide detectors should be positioned on every floor of a property, close to sleeping areas, at least 150mm from the ceiling and ideally 5ft from the ground.
